SUMMER IS COMING!!
It’s that time of year again. Time to let your hair down, take some down time, and enjoy making memories with family and friends. What a wonderful treat — and a great reminder that every day is a tremendous gift. It’s so easy during the rest of the year to get caught up in the busywork that makes up our days and evenings, that sometimes we forget to savor the moments. Make it a point to savor them this summer. Thank the friends and neighbors who brighten your day. Touch base with the family that has helped make you who are. Reach out to new people and invite new experiences into your life.
I am so blessed to do what I do. I get to help people every day realize their dreams, get their questions answered and make plans for their family’s future. It’s a great profession and one I’m passionate about. It gives me an opportunity to always be here when you need me, as the advocate you can turn to and a resource you can trust.
Like most, I’ll take some time here and there this summer to make memories with my family. Know this, however, I’m never too far away. It’s my pleasure to be of service to this community. Call me with your questions, concerns, or real estate needs. I’ll be sure to get back to you as soon as I can. I wish you a summer filled with good times! Be well, be safe and ENJOY!

Don’t you love May days?
Spring is blooming everywhere and moms are celebrating and being celebrated by children and family alike. It’s a great time to get out of the house, enjoy warmer temperatures and clear out the winter cobwebs.
It’s a traditionally busy time in real estate as well and fun to help people find the home of their dreams, an investment they can count on or even just make sure they have the answers they need to some very big financial decisions. These are just some of the reasons that being a real estate professional is so rewarding—it’s a chance to connect, re-connect and be of service to people just like you.
This month I wish you the joy of the season, lots of laughter and good memories made with family and friends. If there’s anything you ever need, any question—big or small—please feel free to call me or shoot me an email.
Serving my customers is my passion and I’m here for you anytime!
Take care and Happy May!

Happy New Year!
There is a “clean slate” feel to each new year. A chance for each of us to be more, learn more and do more than we have ever dared. A fresh beginning is possible for relationships old and new, and opportunities to make a difference in the lives of those we care about await.
I care about you and your family's needs and dreams. I will do all I can to be of service to you. What a tremendous blessing it is to have the experience and knowledge to help people find the homes of their dreams, locate the investment property that makes the most sense for them, and celebrate in the new-found friendships I discover with each and every customer.
What do you dare to do this year? How will you change your world, your life, your everyday experience? It is different for everyone, isn’t it? I am excited and thrilled about the year ahead. I look forward to mastering the knowledge necessary to help my clients stay ahead of the economic shifts and ever-changing laws that govern us. It gives me the opportunity to do what I do best which, in turn, gives you the opportunity to do what you do best.
Here’s to the year ahead! I wish you an amazing journey as you celebrate your world, your family, your job, your life.
HAPPY NEW YEAR!

A Holiday Wish of Peace On Earth
Peace on Earth and goodwill to all should be our wish all year long. When the days are busy and schedules hurried, it is easy to lose touch with all that is important and all those who bless our lives and brighten our days. While individually we may not be able to exact peace globally, we can do our part for our little corner of the world.
This holiday season, we can take the time to break bread with our family and friends. We can reach out to those we’ve been missing, and we can serve our communities by lending a helping hand to those in need. Gifts of service, or random acts of kindness and charity, are no small thing to the lives they touch.
Consider offering your time or resources to the local food bank, children’s homes, shelters, nursing homes or children’s hospitals. You may even want to adopt a family in need and bring joy to children who would otherwise do without. The guidance department at your local school is often a good resource for this information.
However your family chooses to spread the joy and spirit of the season, know that you are treasured. Your gift of friendship and the ability to help you with your real estate needs is a tremendous blessing to me. I thank you so much and wish you and yours a very safe and happy holiday!

Tax Credit Expands Beyond First-Time Buyers
The size and scope of the newly-extended and expanded federal tax credit is simply unprecedented. It benefits first time buyers, past homeowners and current homeowners.
First time homebuyers have an extended window to enjoy an $8,000 tax credit on the purchase of their first home. Past homeowners who haven't owned a home in at least three years are also considered first time homebuyers under this legislation. They are eligible for the same $8,000 tax credit on their purchase. This isn't just a deduction from income, but a full credit from the government.
Current homeowners who have lived in their current home (or previous home if they are currently renters) for at least five years of the past eight years can also take advantage of a new $6,500 tax credit. The decision to downsize, move up to a desired lifestyle, or simply move over in the same lifestyle to a new neighborhood now has an extraordinary added benefit.
With this great news, time is still of the essence. The average home buying transaction takes about 60 days. Therefore, to comfortably meet the April 30th deadline to be under contract and close by June 30th, buyers should be shopping now. As you will see in the graphs, most areas are still experiencing high inventory, but homes that are properly priced are selling. Current homeowners looking to move up, downsize or move over should put their home on the market right away and attractively position it to catch these active buyers.
If you have specific questions about this would affect your taxes, check with your tax accountant or attorney. If you or someone you know would like to discuss how to take advantage of this short-term opportunity in purchasing a primary residence, I have the expertise to assist.

Just A Note
It’s amazing isn’t it? All that goes into a year past? What a great time to reflect on all the experiences shared, the people we’ve connected with and the lessons learned along the way each January through December. It can provide humbling perspective, tremendous insight and fill us with warm memories.
I have to say I’m blessed to do what I do. To connect with people like you every day and have the opportunity to help others with what is usually one of the biggest decisions they have to make — buying and selling their homes. I thank you for that. It means more than you’ll ever know.
As we close out this year and head into the next, know that I’m always here for you. I’m eager to answer your questions, provide you with information and help you and your family in any way possible. In talking about volunteerism in this month’s edition, it really does kind of remind us that we’re all in this together. Anything we can do to help each other along the way is a gift.
I wish you and your family every joy this holiday season, and hope you’ll turn to me in the coming years as you need me. Take good care and — good tidings!

November A Time to Give Thanks
When I sit across from family and friends this holiday season I will, like many of you, count my blessings. Among them, I will give thanks for the opportunity to do what I do. As a REALTOR®, I have made lifelong friends, guided clients through financial decisions, found families homes
of their dreams and, mostly, relished the chance to truly help people.
Every year I discover new faces, new families, new blessings and new beginnings in this industry. For that, I am overwhelmingly thankful. It is people like you who make this journey such an incredible gift.
I wish you all the best this Thanksgiving. I wish for you incredible memories, laugh-out-loud time with loved ones, and feasts to feed your body, mind and spirit.
Be well, my friends. And have a Happy Thanksgiving!

How will we spend our days? Hurried and hassled? Worried and worn out? Let us borrow an early page from November and remember to slow down and give thanks to the people in our lives who make a difference, the little things along the way that make us smile, and this incredible time of year filled with color and beauty.
Go for a walk with your family or friends. Find those first early leaves
as they fall. Discover the laugh-out-loud fun of apple picking or
pumpkin carving.
However you choose to celebrate the season, know that I am here when you need me. Knowing the tricks necessary to help people find the right home and solve their real estate riddles is more than my job, it is my treat!
Thank you, and have an incredible October!

ITS SEPTEMBER Watch out for the Yellow Bus!
Hi There
As children across the country return to their classrooms, they are
developing their foundation for the future and hopefully discovering a
love of learning and a passion for becoming their best selves. Let us
remember that feeling and explore all those things we’ve yet to learn, to
do, to create that will move us in the direction of our dreams. Life is
interesting that way, don’t you think? The more perspective, purpose,
lessons, friendship and love we share with those around us, the more
we gain in return.
As a REALTOR®, I love what I do. I have an opportunity each day, each
week to help people realize their dreams. It is my honor to find the homes in
which memories will be made, celebrations will happen, family and friends
will congregate and life unfolds. What a joy it is to do what you love. What a
tremendous sense of satisfaction to be in the business of service. Thank
you for that opportunity. I promise to always keep learning so that I can
bring that knowledge and perspective to my customers and community.
Enjoy the lessons, life and love in the month ahead! I’m just a phone call
away should you need me. Be well and take care.
Watch out for the Yellow Bus!

August Already?
It is too quickly we jump back in the deep water of the rest of our
year as summer days give way to fall. In the blink of an eye, we
find ourselves back to full schedules, kids in school and racing to
meet life’s high demands. Why is it that we only try to break the
cycle when the sun is high, the weather hot and time too short? Let
us make a resolution now, that fun should be an all-year-round
proposition! Enjoy the moments, and the days and take the time
and find the ways to bring laughter, adventure and togetherness
into our lives. Life is meant to be celebrated! So throw your hands
up, and enjoy the ride! As the summer fades, and the leaves will
turn, I wish you and yours great blessings. Know that I am here for
you as your neighborhood specialist, and I hope a friend as well.
Take good care and have an amazing August!

Summer Thoughts
It is about this time of year that I get anxious to put out the summer
welcome mat. Free from packed calendars and crazy schedules, it is
wonderful to be able to take some time to sit in the sun, relax by the
pool or head out on the open road.
I wish you that same joyful perspective, and I thank you for allowing
me to share my thoughts, experience and real estate knowledge with
you and your family.
Enjoy the summertime sun, soak up every last minute of the simple
pleasures that come your way, and always remember
that I am right here whenever you need me.
Have a Great Summer Season!

Celebrate Independence
As we celebrate independence, freedom and our individual pursuit of happiness, let us remember well those who fought and served to preserve these indelible rights. We are blessed to raise our families, worship in our own ways and greet each day as the fresh start and new beginning that it truly is. This month I wish you each quiet peace of mind and the freedom to celebrate your days and nights with great joy and purpose. Be well, be happy and have a wonderful July!

Eric Walking
SPRING Greetings:
Each month I struggle to send a positive “whats new now” in my cover letter. This month was different, it was a no brainer!
I want to share a program with everyone called MOVE International. MOVE helps children and adults with disabilities acquire increased independence in sitting, standing and walking—to be able to experience better health and enhance personal dignity bringing new opportunities for fuller participation and involvement in family life and for inclusion in the wider community.
My son Eric attends a day program at Dove Pointe in Salisbury, MD. Sarah Patterson was a case manager there and heard about the MOVE program so Dove Pointe was certified and funds were raised to purchase the equipment.
As you can see by the heading under the picture Eric Is On The MOVE! What a thrill for his brother Brandon and I to see Eric in a standing position for the first time in over 30 years and than as we pulled his feet along with the walker - he just took off, feet were flying and mom was crying and oh my what a great day it was! The smile on his face says it all.
If you would like more information on any of the programs visit www.move-international.org or www.dovepointe.com or give me a call. If you would like to see Eric walk go to www.youtube.com and search BernieAtTheBeach, he is amazing and so are all the folks at Dove Pointe and the MOVE International program.
Warmest Regards,
Bernie Flax
PS: It is a good time for you to buy a house, Eric is gonna need new shoes and a belt! ☺

A LITTLE BIT ABOUT BERNIE
|
|
| | The Eastern Shore has been part a big part of my life since I was a teenager. Countless memories of fun in the sun have been made here at the shore and will live in my heart forever. One of the biggest highlights of my adult life was purchasing our first place at the beach. I remember the fun of the search for just the right spot, the qualification for financing and the anticipation of a pending settlement. I also remember my husband Don and I saying "What ARE we thinking?" and Jim, our Realtor re-assuring us with "If it doesn't work out I will sell it for you!" Turns out we did sell our first “second home” home so we could purchase our dream home to live here full time at the beach. We moved in 10 days after our youngest son graduated from high school and have never looked back and have not been disappointed! Whether you are buying or selling a home, hire someone like me, someone who loves the Eastern Shore as much as you do and will work hard to earn your business. Whether you are looking for your right spot at the beach or need to find a buyer for your beach spot let me help you make your dream a reality here on the Eastern Shore. I invite you to contact me as I'd be happy to assist you with this important transaction. Please browse my website for listings, reports and important local real estate information. Feel free to call me anytime @ 410-629-9070 or email me at bernie@bernieflax.com. HAVE A DAY AT THE BEACH WITH ME!! Bernie Flax |
